Property portfolio building, without the day job becoming two jobs.

I find below-market North East property, see the refurbishment through, and hand it over ready to go. Holiday lets are my specialism, because I have run my own. You. Keep. Your. Evening.

How it works

Work with me

01

You apply

A short form, about two minutes. You hear back within one working day, whether or not I think I can help.

02

The fit call

Twenty minutes, free. Sometimes the answer is, ‘not yet’.

03

The market entry consultation

Paid, and only if you want it. The North East against your own position, and you leave with a written plan for the next thirty days.

04

Sourcing, refurbishment, handover

What you paid for the consultation comes off the sourcing fee. I find it, run the work, and hand it back working.

How I operate

Guest reviews are my operations report

Strong operations protect the asset, which is what should matter to an investor. These are from the properties above. Durham Muse and Cosy Nook hold more than 150 guest reviews between them, scoring 4.98 and 4.91 out of 5 on Airbnb and 9.3 and 9.4 out of 10 on Booking.com. Both are Airbnb Guest Favourites, which puts them in the top ten percent of eligible listings. Hideaway added close to a hundred more before it was sold.

We booked very late into an incredibly hot weekend. The flat was just perfect. Clean, well stocked cupboards, even a washing machine. We had no need to make contact as every base had been covered. If I could give 10 stars I would.

Teema and Phil were the perfect hosts. Their place is beautiful and we felt right at home. It was our first time visiting Northumberland, and they shared some great recommendations in the welcome pack.

Newly renovated, very clean and tidy with easy access. Teema contacted us just after we arrived to check everything was okay. Close to Durham city centre and twenty minutes from Beamish, which was the main reason for our trip.

About me

I am not a commentator on this market. I buy in it myself.

My route into property was not instant and it was not effortless. It was built on hands-on experience, a few expensive mistakes, and on calculated risks taken with my own money.

Every area I name is one I have either bought in or walked away from.

I am not a builder and I do not pretend to be. What I have is five refurbishments behind me, the same trades used repeatedly rather than a new crew each time, and my own money in most of them. That is why I know what the work should cost, how long it should take, and which quotes are wrong.

2018
Moved to the UK, having grown up in Isfahan and spent eleven years working in Malaysia.
July 2019
Bought my first Newcastle property, refurbished it in two months, then pulled the equity back out to fund the next one.
Since 2019
Skipped buy-to-let entirely and went straight into holiday lets, because cash flow was what I needed.
2022
Set up Seven Terraces Ltd with my partner as co-director, and started buying through the company rather than in my own name.
Today
Running holiday let properties, and sourcing and refurbishing for clients who cannot be here to do it for themselves.
Also
Still teaching at Durham University, which is exactly why I understand what investing around a job takes.

Questions

The things people ask me first

Do I need to visit Newcastle to invest here?

No. Most of my clients never have. I view, negotiate, see the refurbishment through and hand the property over in working state, and you are updated with visuals and real time data at every stage.

Why the North East of England?

Unlike elsewhere in the country, entry prices are low enough that the yields still work, and I buy here myself. Every street I recommend is one I have either bought on or walked away from.

What does sourcing cost?

It depends on the property and how much work it needs, so I quote per deal rather than publish a rate. You get the full number in writing before anything is agreed.

Holiday let or buy to let?

It depends what you need the property to do. Holiday lets pay more and ask more of you. I went straight into it because I needed cash flow first, but it does not suit everyone. There is no best strategy, only the one that fits your life right now.

How long does a project take?

My own first refurbishment took two months. Allow three to six months from offer accepted to tenanted, depending on the scale of the work and how quickly your finance moves.

What if I am not the right fit?

I will tell you, and I can usually point you somewhere better. I work with a small number of investors at a time, so saying no honestly costs me less than saying yes mistakenly.

Do you have a team you can rely on for client projects?

Yes. Seven Terraces has a second director, who comes to site visits and refurbishment inspections and is part of every decision. I work with another assistant day to day, and with the same contractors and professional advisers on every project rather than finding new ones each time. I am the one you deal with, but the work carries on whether or not I am in the room.
